The Your Mortgage Toolbox free mortgage calculator app gives consumers access to a full suite of mortgage calculators designed to help users better understand the real numbers behind buying, refinancing, selling, or planning for a home.

The app includes calculators for total monthly payment and cash to close, pre-qualification, income needed, mortgage payment, net proceeds from sale, refinance savings, rent vs. buy analysis, and down payment savings goals.

“Most homebuyers want to know two things before they go too far,” said Don Proctor, founder of Your Mortgage Toolbox. “What will my monthly payment be, and how much cash will I need to close? The app gives buyers a simple way to run those numbers from their phone before they talk to a lender, make an offer, or start comparing homes.”

Unlike basic mortgage calculators that may focus only on principal and interest, Your Mortgage Toolbox is designed to help consumers think through a more complete picture, including taxes, insurance, PMI, closing costs, prepaid items, affordability, refinance scenarios, and estimated net proceeds from selling a home. Users no longer have to guess at property taxes and homeowner’s insurance or rely only on generic default estimates that can be inaccurate for many states and local markets.

The app is free to download and does not require users to create an account. Consumers can open the app, choose a calculator, enter their numbers, and review estimates in seconds.

“Our goal is not to replace the lender, agent, or financial professional,” Proctor said. “The goal is to help people ask better questions and make better decisions because they understand the numbers earlier in the process.”
